Privacy Policy

Last updated September 1, 2026

This site is a small one. It has no accounts, no logins, no shopping cart and no advertising trackers. The only personal information it collects is what you type into a form and send to me.

Who this policy is from

Steven Holliday, REALTOR®, with Choice Properties Real Estate, 105 N. Detroit Street, West Liberty, OH 43357. You can reach me at (937) 441-6196 or steven@cprealestate.com.

What the forms collect

Depending on which form you use, the fields are: first name and last name (or a single name field on the longer forms), email address, phone number, your message, and — on a showing request — the date and time you would prefer.

If you tick the calls-and-texts box, the form also records that you ticked it, the exact wording that was shown to you at the time, and the date and time you ticked it. That is there to protect you: it is a record of what you actually agreed to. Leaving the box unticked does not stop the form from sending.

How the form knows where you came from

Each submission carries a short note about how you arrived, so I know which page or property you were looking at when you wrote to me. In plain language, that is: which page on this site the form was on, the first page of this site you landed on, the website that linked you here, and — if the link you clicked carried them — the campaign labels and click identifiers advertising platforms add to links (the fields named utm_source, utm_medium, utm_campaign, utm_term, utm_content, gclid and fbclid).

None of that identifies you. It tells me the path, not the person, and it is only ever attached to a message you chose to send.

Cookies and what is stored on your device

This site uses Google Analytics to count visits and to see which pages people find useful. It sets an analytics cookie only if you press Accept on the cookie banner. Press Decline and no analytics cookie is written and nothing is measured.

There are no advertising cookies and no cross-site tracking of any kind on this site — no ad pixels, no remarketing, no data sold or shared with advertisers. The Google Consent Mode signals for advertising are set to denied and stay that way.

To change your mind, use the Cookie preferences link in the footer of any page and choose again. Your choice is remembered in your browser, so clearing your site data resets it and the banner asks once more.

Aside from that, the only other thing stored in your browser is a single sessionStorage entry named sh_attribution_v1, holding the arrival note described above so it survives while you move around the site. Your browser deletes it when you close the tab.

Other companies that can see your visit

Some things on this site are loaded from someone else's servers, which means those companies can see your IP address and basic request details when a page loads:

  • Google Fonts (fonts.googleapis.com and fonts.gstatic.com) serves the two typefaces the site uses.
  • Esri ArcGIS Online (server.arcgisonline.com) serves the map tiles for the Area Explorer map. Those requests only happen on pages that show a map.
  • Google Analytics (googletagmanager.com), for the visit counting described above — and only after you have accepted.

What I do with what you send

I read it and I answer it. If you asked about a property, I answer about that property. If you ticked the calls-and-texts box, I may also send you properties that fit what you told me you were looking for, by call or text. You can reply STOP at any time, or just tell me to stop, and I will.

I do not sell, rent or trade your information. I do not share it with anyone outside my brokerage except where a transaction you are part of requires it — for example a lender, title company, inspector or the other side's agent — or where the law requires it.

How long it is kept

Enquiries that do not become a transaction are kept for up to three years, so I can pick up a conversation where we left off. Records tied to a transaction are kept for as long as Ohio real estate record-keeping rules require. Ask me to delete your information sooner and I will, other than anything a transaction record legally has to retain.

Asking for a copy, a correction or a deletion

Email steven@cprealestate.com and say what you want. I will send you what I hold, fix what is wrong, or delete it.

Ohio does not have a comprehensive consumer privacy statute, so I am not going to quote you rights under one that may not apply to you. This is simpler than that: ask, and I will honour it.

Children

This site is not directed to children under 13 and I do not knowingly collect information from them. If you believe a child has sent me something through this site, email me and I will delete it.

Changes to this policy

If what the site does changes, this page changes with it, and the date at the top changes too. See also the Terms of Use.
