Helping you prepare before we list

As part of my listing process, I arrange for a walkthrough with a licensed home inspector before your property goes on the market. This is not a formal home inspection or written inspection report. Instead, it gives us another experienced set of eyes to help identify possible red flags involving the roof, mechanical systems, septic system, foundation, or other major components. The goal is to recognize potential concerns early so we have time to discuss our options, prepare thoughtfully, and reduce surprises once your home is under contract.

Having that information early gives you options. You may choose to make a repair, disclose the condition and account for it in the price, or leave it as-is with clear expectations. Although no inspection can predict every issue or a buyer's response, being informed helps reduce surprises and gives you more control over the process.

    Interview + Goals

    We will walk through the property together and talk about your timeline, your next move, and what you need the sale to accomplish. This is also your opportunity to ask me questions and decide whether I am the right REALTOR® for you.

    Price + Net

    I bring comparable sales and a price range, and an estimated seller net — your sale price less payoffs, taxes, closing costs, compensation and any credits — so you can decide with the real number in front of you.

    Listing Agreement

    This sets the price, the term and the compensation. Commissions are not set by law and are fully negotiable. Nothing in the agreement is a standard you're required to accept — we agree on it together, in writing.

    Disclosures

    Agency disclosure, anti-discrimination and fair housing, anti-fraud, surveillance and recording notice, and the Ohio residential property disclosure form. I will review each disclosure with you, explain its purpose, and make sure you have an opportunity to ask questions.

    Photos + Launch

    Photography and video are scheduled once the property is ready, and we launch when the listing is complete — not before.

From Listed to Sold: the Selling Process

  1. 1Showings + Feedback

    Showings are scheduled around your household, and I pass along what buyers and their agents actually said.

  2. 2Offer Review

    We read every term, not just the price: financing, contingencies, dates, possession, and what it nets you.

  3. 3Multiple Offers

    If more than one arrives, we compare them side by side and decide on a strategy before anyone responds.

  4. 4Accept + Contract

    Signatures make it a contract and start the deadlines. I put those dates on a calendar we both work from.

  5. 5Inspection + Remedies

    The buyer inspects and may request repairs, credits or a price change. You can agree, counter or decline, and we weigh each against your timeline.

  6. 6Appraisal + Remedies

    The lender's appraiser sets value, and may call out required repairs. If value comes in low we have options, and we'll go through them.

  7. 7Clear to Close

    Underwriting signs off, title work and payoffs are ordered, and the closing figures are finalised.

  8. 8Final Walk-Through

    The buyer confirms condition and any agreed repairs before closing, so we handle loose ends beforehand.

  9. 9Closing + Keys

    You sign, the payoff clears, funds are disbursed, and possession transfers on the terms in the contract.

What Comes Out At Closing for an Ohio Seller

Brokerage compensation

The compensation agreed in your listing agreement — negotiable, and not set by law.

Buyer costs and concessions

Anything you agreed to pay toward the buyer's closing costs or rate.

Property and closing items

Loan payoffs, prorated property taxes, title and escrow fees, transfer fees and recording.

Repairs and credits

Repairs you agreed to make, or credits given in place of them.

Your net, plainly

Brokerage compensation is negotiable and is not set by law.
